48-Hour Decision

A Welmore principal reviews your submission and contacts you directly — either with a term sheet outlining proposed loan terms or a brief follow-up request for additional deal information. No committees. No automated rejections.

Response commitment: Every submission receives a direct response within 24 hours. Often the same day.

Term Sheet and Due Diligence

Once a term sheet is accepted, we complete a streamlined due diligence process — property valuation, title review, insurance confirmation, and borrower background. We work with your timeline and do not add unnecessary friction.

Typical due diligence: 5 to 10 business days depending on transaction complexity.

Close and Fund

Closing documents are prepared by our counsel. Funds are wired on or before the agreed closing date. You acquire the property or execute your plan without delays caused by lender side issues.

Funding: Wire transfer on closing day. No last-minute conditions.

Loan Servicing and Exit

During the loan term, you make interest payments per the agreed schedule. At maturity, you pay off the balance through a sale, refinance, or extension. We structure every loan with your exit in mind from the start.

Extensions: Available on qualified transactions with advance notice.
