Complete the investor intake form on the Investors page. We collect information about your accreditation status, available capital, investment timeline, and return objectives. This helps us match you to appropriate opportunities.

Investor Onboarding

Once your profile is reviewed, we schedule an introductory call to walk through our current deal pipeline, answer questions about the investment structure, and confirm suitability. Required documentation — accreditation verification and subscription agreements — are handled digitally.

Timeline: 2 to 5 business days after profile submission.

Review Curated Deal Memos

Qualified investors receive deal memos for available positions. Each memo includes property address and details, borrower profile, loan-to-value analysis, projected return, term length, exit strategy, and collateral description. You choose which transactions to participate in.

Typical deal terms: 8% – 14% annualized returns | 6 – 24 month terms | First or second lien security.

Fund Your Position

Once you elect to participate in a deal, capital is transferred via wire to a secure escrow account. Your investment is documented in a promissory note or participation agreement outlining all terms, distributions, and security interests.

Minimums: Vary by deal. Typically $25,000 to $50,000 minimum per position.

Receive Quarterly Distributions

Interest payments are distributed quarterly for the duration of the loan term. At maturity or upon sale of the collateral, principal is returned in full. You receive a statement with each distribution detailing accrued interest, balance, and deal status.

Distribution schedule: Quarterly, wired directly to your designated account.

A Welmore principal reviews your submission and contacts you directly — either with a term sheet outlining proposed loan terms or a brief follow-up request for additional deal information. No committees. No automated rejections.

Response commitment: Every submission receives a direct response within 48 business hours.

Term Sheet and Due Diligence

Once a term sheet is accepted, we complete a streamlined due diligence process — property valuation, title review, insurance confirmation, and borrower background. We work with your timeline and do not add unnecessary friction.

Typical due diligence: 5 to 10 business days depending on transaction complexity.

Close and Fund

Closing documents are prepared by our counsel. Funds are wired on or before the agreed closing date. You acquire the property or execute your plan without delays caused by lender-side issues.

Funding: Wire transfer on closing day. No last-minute conditions.

Loan Servicing and Exit

During the loan term, you make interest payments per the agreed schedule. At maturity, you pay off the balance through a sale, refinance, or extension. We structure every loan with your exit in mind from the start.

Extensions: Available on qualified transactions with advance notice.
