Our principals have completed hundreds of transactions across single-family residential, multifamily, fix and flip, new construction, and development. We have been on both sides of the closing table — as borrowers who needed fast, reliable capital and as lenders who understood what made a deal worth funding. Every loan we fund is reviewed by a principal. Not a committee. Not software. A person who has bought, renovated, and sold real estate, and who knows the difference between a strong deal and a marginal one.
We evaluate the asset first. Collateral quality, market fundamentals, and exit viability drive our decisions. Borrower track record matters, but we have also funded strong first deals when the numbers and the operator warranted it.
We underwrite to protect both sides. Conservative loan-to-value ratios protect our investors. Clear terms and realistic timelines protect our borrowers. When a deal works for both parties, it tends to close smoothly and perform as expected.
We close fast because we make decisions quickly, not because we skip due diligence. When we issue a term sheet, we mean it. Our borrowers can take that to the closing table.

We lend on deals we would buy ourselves. That standard keeps our loan portfolio clean and keeps investor capital protected.
Terms are clear up front. We do not introduce conditions at closing that were not in the term sheet. If something changes, we say so early.
Welmore Partners is Florida-based with active deal flow across multiple markets. Our core markets are Texas, Florida, Tennessee, Georgia, Alabama, Arkansas, Arizona, Colorado, Virginia, Utah, Idaho, Missouri, and North Carolina, with select transactions considered in secondary markets when the asset and opportunity are right.
Within Florida, we are active in South Florida, the Tampa Bay area, Orlando, and surrounding markets. We understand the local market dynamics — appreciation cycles, renovation costs, investor demand, and buyer profiles — that determine whether a deal makes sense.
We lend on residential and light commercial investment properties. We do not lend on owner-occupied primary residences.
